After living here for 2 years, here's the good, the bad, and the ugly. The Good The office staff and maintenance team are genuinely responsive. Calls get answered, work orders get addressed quickly, and everyone is friendly. The grounds are pretty well kept, and the golf trail is a nice place to walk (outside of golf hours). Just watch out for the dog poop. Rent was reasonable, although it did increase after the first year. The pools look nice... at least from a distance. (The one near the clubhouse was simply too stinky, but more on that in a moment.) The Bad >:( If you're in the older buildings or near the clubhouse, prepare your nose. There's a persistent sewage smell that's especially bad at night and during the summer. Turns out there's a wastewater treatment plant next door, so yes... it's exactly what you think it is. Light is at a premium. The property is surprisingly dark at night, which can feel unsafe and makes it difficult for guests to find your building because the building numbers aren't illuminated. Speaking of finding your apartment... good luck during the day, too. The signage leaves a lot to be desired. Maintenance is fast, but many repairs are bandaids, not fixes. The same problems tend to come back. When rent increased, nothing seemed to improve: no new amenities, no repaired treadmills in the gym (three were broken for a long time, heck, they probably still are), and certainly no reduction in the dog poop. The Ugly -_- Black mold. If it isn't there when you move in, keep an eye out because it has a habit of making an appearance. Water leaks can turn your carpet into a surprise swamp. Nothing says "home" quite like wondering why your carpet squishes. After all that, don't expect much mercy on your security deposit. Despite leaving the apartment in excellent condition and following the move-out checklist, we were still charged for cleaning, carpet cleaning, and painting. I requested documentation supporting those charges, but no invoices or proof of the work performed were provided. Also... bugs. Lots of bugs. They become your little roommates no matter how many times you request pest control. Overall, the staff are great people, but the condition of the older buildings, the recurring maintenance issues, the sewage odor, the mold, and the insects make it hard for me to recommend living here. Photos: The water line left behind after one of the leaks. Mold, Take 1: Removed... until it came back. Mold, Take 2: Same spot, same story. Between both bathrooms, I dealt with mold from separate leaks/initial damage upon move in 4 different times. A previous paint job where someone painted the ceiling fan instead of taking five minutes to cover it. Attention to detail at its finest.

Med student that has thoroughly enjoyed living at The Greens. It’s been quiet and peaceful. I have fellow co med students that have written negative reviews due to breaking lease early. All the fees are in the lease that we sign. I am moving only because of school but if I was staying in Auburn, I would definitely stay at the Greens. Maintenance is the fastest I e ever experienced. My last place it tools weeks before I saw anyone. They are there usually same day, sometimes within minutes. Management has always been very kind and transparent about anything I have reached out to them about. Highly recommend!!

I wanted to wait until I had given the leasing office and management every opportunity to address these concerns before posting a review. Since moving into this community about two months ago, I have experienced ongoing noise disturbances involving neighboring units, including repeated door slamming, impacts against shared walls, stomping, dragging noises, loud conversations, and disturbances occurring both before and during designated quiet hours. Over the course of my tenancy, I submitted multiple reports through the proper channels, including the leasing office, on-call maintenance, and local police on one occasion. I maintained written documentation, recordings, security camera footage, and incident logs because the issues became so frequent that I felt it was necessary to document what was occurring. What has been most disappointing is that many of these concerns were repeatedly minimized or characterized as normal apartment noise despite the frequency of the incidents and their impact on my ability to peacefully enjoy my home. The disturbances were noticeable enough that guests visiting my apartment heard them, individuals speaking with me on the phone heard them, and my mother stayed overnight during a period when the issues intensified because she was concerned about the situation. One particularly concerning incident occurred after I contacted on-call maintenance regarding a late-night disturbance. Shortly after maintenance responded, neighboring residents came directly to my door regarding the complaint. Although the interaction did not escalate, it was uncomfortable and should never have occurred following a resident's attempt to use the property's reporting procedures. More recently, my security camera recorded a resident displaying my front door area during a FaceTime call while discussing my cameras. When I asked why my door was being shown, I was told it was for the resident's mother, but no further explanation was provided. The interaction was documented and reported. In a mores recent phone call with the leasing office, I was told if my guests made noise to not respond back...despite me logging and documenting issues of these disturbances, under no circumstances am I to respond back. Essentially letting them do whatever. In addition to the noise concerns, cleanliness has been an ongoing issue in this phase of the property. Dog waste is frequently left around common areas and grassy spaces, creating unpleasant odors and making parts of the community difficult to enjoy. There have been multiple occasions where the smell has been strong enough to be immediately noticeable when walking through the area. I understand that apartment living comes with some level of noise. However, there is a significant difference between ordinary apartment sounds and ongoing disturbances that repeatedly disrupt residents' ability to sleep, study, work, or enjoy their homes. My frustration is not simply with the existence of noise, but with the lack of meaningful resolution despite repeated reports, documentation, recordings, maintenance involvement, and attempts to address the issues through the proper channels. I have now escalated my concerns to property management in hopes that the situation will finally receive the attention it deserves. Prospective residents should carefully evaluate the specific building or phase they are considering, ask detailed questions about noise complaint procedures and enforcement, and pay close attention to the condition of common areas before signing a lease.

Unfortunately I cannot recommend living at The Greens. I have lived here twice now and the first time was a good enough experience that I decided to come back. However, things seem to have started to decline. I have a toddler and the smell of weed constantly lingering in the air is a huge concern. Going to the pool on a Saturday/Sunday afternoon is not an option because of the amount of people smoking weed. There are also several instances where we go out in the morning and the weed smell is so strong. The dog poop is also a significant issue. We can't go for walks because there is constantly the concern that she will step in dog poop. I live in the newer renovated apartments, so I have no major complaints with the unit itself besides a noisy upstairs neighbor. Would not recommend this complex especially with young children.

NOT worth the money they charge. My daughter moved into Phase II at The Greens two years ago when she started Med school. At the time, it was budget friendly for college students, new, clean, quiet and fairly safe. The staff was okay, not great, which has gotten worse over time. At first our daughter was happy at the Greens. It fit her budget, is close to Auburn campus, etc. However, it didn't take long after Phase II was complete for all that to change. The apartment complex went from clean and quiet, to nasty, dirty, unkept, UNSAFE and very, very noisy! Single women BE AWARE, BE VIGILENT! It is NOT a safe place to be. For starters...renters do NOT pick up their dog's mess, leaving doggie "gifts" all over the place. (On move out day someone from the front office was more concerned that we parked our moving truck on the "grass" and sidewalk. There is NO GRASS. It's either dead or has poop on it. Seems management's concerns are a little misguided). Second: The walls in the apartment are paper thin; the paint is SUPER CHEAP; you can smell your neighbor's weed, and smoke. You can hear the renters below and next door. Third: Earlier this year (2026) my daughter witnessed a break-in across the street from her own apartment. A week later there was another one that was posted on TikTok. The day after we moved her out, there was a report of gun fire (March 2026), and this is all in addition to the random vehicle break ins. Fourth: My daughter was working out at the gym at the complex when a man exposed himself. When she reported this to management she was told to just call the police the next time. I understand NOT all of this is the Green's fault, but how about some security? Cameras? MAKE IT A GATED COMMUNITY AND OR install speed bumps. Bottom line: My daughter didn't feel safe at the Greens any longer. The cheap rent isn't worth it. Fifth: They keep your security deposit. After we moved our daughter out, we read some reviews about how the Greens will keep the security deposit even if the apartment is spotless. We waited to see if she'd get her deposit back before writing this review. Well, we can attest that those posts are 100% true. We received an invoice from the Greens with a break down of the funds taken. They kept 100% of the security deposit. $70 for paint. $70.00 for cleaning. $75.00 for carpet cleaning, etc., I took a video of her apartment after we moved her out, and CLEANED the place from top to bottom. My daughter didn't have any pets, didn't smoke, and was hardly even home. We ENSURED the apartment looked BETTER than when we moved her in! We left that apartment SPOTLESS. The carpets were in immaculate condition. The stove, refrigerator, washer and dryer were also immaculate and looked like they'd never been used. Sadly, there will be another poor struggling college student who NEEDS a place to stay, and will be suckered into renting at the Greens. It's becoming less affordable. You won't get your deposit back. The so called amenities do not exist, and SAFETY is a HUGH concern.
