The Manor is an affordable track, easily accessible from Lancaster, Reading, or Lebanon. It deserves 5 stars because from what I've seen, this is the absolute top family friendly course in all of the above counties (honorable mention to Lebanon Valley, who also makes big sacrifices to let juniors play along)
My son is currently participating in a first tee summer program here; he and I have played the course twice recently and even had the opportunity to meet the owner as she checked us in on June 27th. She is passionate that business grows when kids learn the game. This is how it should be... other local tracks canvass their websites in "family golf" and charge 9 year olds cart fees or senior rates on weekends(around $25-$35).
For the course itself, this is a deceptively tricky layout. Many of the holes on the front seem basic; the first 3 are straight with steep uphill or downhill lies. Minimal sand and nearly zero water, apart from a few nice decorative fountain ponds. This course also has a TON of blind approaches. Definitely recommend a knowledgeable friend or a satellite mapped GPS app like 18 birdies to help. The greens seem a little on the slow side, but have a lot of break and undulations. The pin placements I've seen play into that, making it a very tough short game course. If you can't play an approach above or below your feet, you will have a very tough time here.
I played two rounds here in short succession, so I can't speak on what the average course maintenance is. The greens have been in good shape, a little slow, and the only rough spots on the fairway are typically in areas you wouldn't end up. Only knock is some of the tee boxes feel slightly less than level, but when you walk around the course, it's clear why this would be a challenge. On the topic of walking, this trek would be a workout, but it's one of the only courses in the area I've seen with multiple storm shelters.
The pro shop, bar, and table layout is very comfortable, with some patio seating and walls adorned with course history. Had a decent burger at the turn; food and drink prices are the best I've seen in the area. The bartender was very friendly and quick.
It's a tough course, but not unfair. While it's not "country club" in terms of scenery, and I may one day get my windshield cracked driving into the parking 😂 my first impression of the Manor is that of a passionate local business focused on growing the game the right way. I've never bought a membership to a course before, but I'm waiting for the 2026 pricing. I believe in their youth-focused approach and I'd like to support that.
