I never moved in, never signed a lease, never accepted a unit, and never received keys—yet they still kept my deposit. I let them know more than 30 days in advance that I would not be moving in due to a last-minute job opportunity. I was transparent and timely, but was told the deposit was being withheld due to “liquidated damages.” They called to offer me a unit and gave me 24 hours to respond. I manage a full-service restaurant and happened to close and open the same day, so I missed the call—that’s on me. But the voicemail itself stated that if they didn’t hear back, they would simply move on to the next person on the list. That’s exactly what happened. Yet somehow, that was enough justification for keeping my deposit. Under Kansas tenant law, landlords cannot withhold a deposit if no lease was signed and the unit was never occupied. Despite this, they’ve refused to refund the money. I’m in the process of filing formal complaints with the Kansas Attorney General and the Better Business Bureau, and once I’m fully settled from my move, I will be taking this to small claims court. In this economy, people don’t have money to spare for vague policies and arbitrary fees. I’ve learned a costly lesson: this management team—and the larger property corporation behind them—operates in a way that feels predatory. If you’re considering this place, do not put money down unless you are 100% certain you’re moving in. Even if you never sign a lease, never get a key, and give them plenty of notice, you may still lose your money.

I lived in the links for 2 years while serving at Fort Riley. Maintenance was always slow, staff in the office was always very rude and had a horrible attitude. When I moved out I took photos and videos of my apartment when it was cleaned and emptied. The only damage I had was 2 sets of blinds from my wife’s dog when she stayed the night one weekend. I was charged for double cleaning and double carpet cleaning. I called and spoke with the manager and I was told that when he walked in to the apartment there was several dog piss stains and it looked and smelt like I let my dog piss everywhere and didn’t clean up after myself. That was not the case at all. My carpet was spotless and completely clean. They will take your money for nothing if you’re not careful. Photos below show how clean I was

I cannot state this enough, do not rent here. I have lived here on two separate occasions and each time has been a terrible mess. Don’t get screwed over like I was, property management will NOT do anything to help you beyond the barest minimum. I’ll start with my most recent horrible experience. At 1:40ish in the morning I find my roof start to drip. This quickly escalated into my apartment getting flooded with water due to the third floor fire sprinkler pipes bursting. Gravity carried all that water to my bedroom and my bathroom. If there is one shining star here it is the emergency maintenance guy. He was kind and RAPID in shutting off the water and beginning to dry out my apartment. I just got done meeting with Nina, the property manager. After calmly explaining the situation, I ask if they can accommodate me in any way beyond the drying they are doing. At this point I al worrying about breathing in damp, potentially moldy air for an extended period of time. Nina hears the situation and proceeds to tell me, “we only allow tenants to move to a new unit in emergency situations” and that they won’t reimburse a hotel stay. “That’s what renters insurance is for”. Maintenance is telling me that it is going to be a week before the apartment is fully dry/dehumidified. My apartment got FLOODED and you’re telling me this is not an emergency situation?! The other time I stayed here, the previous tenant had clearly smoked in the unit for years and saturated the place with smoke smell and yellowed the walls (I could see it where they didn’t paint over the walls in the corners). That smell penetrated all my clothes and belongings and only went away after a few months when I moved out. Do not live here. Do not rent here. This place is NOT worth the rent they are charging. The fire sprinkler pipes are NOT insulated properly and when the pipes burst, property management does NOT take care of renters. Learn from my horrible experience, DON’T live here. One of the worst experiences of my life.

Unfortunately, I feel compelled to share my experience. If you're considering living here, be prepared to never see your security deposit again. I left my apartment in excellent condition when I moved out, yet no inspection was conducted—which immediately raised red flags. Since then, I’ve made numerous attempts to follow up, but no one seems to know anything. Eventually, I tracked down a corporate contact number to inquire about the deposit they still owe me. Unfortunately, they never answer the phone or return calls—just voicemail, every time. Yes, this may be one of the nicest-looking properties in Manhattan, and I never had any issues with the staff until this. But the lack of transparency and accountability is unacceptable. Do not expect to get your deposit back. Period.

Do not rent here , Maintenance is always backed up. Appliances always break down aswell. Rent was extremely overpriced. They also kept my deposit because they have standard cleaning fees even though i moved out and it was in 10/10 condition.
