ONE star is one more than this mobile home park deserves. They have the nerve to raise the rent to nearly $1000 a month and yet can't fix a pothole or replace any of the broken gym equipment. Everything is "it's not in this year's budget..." YOU WILL GET NOTHING FOR YOUR MONEY @ HIDDEN SPRINGS. All the utilities are extra. However, those utilities are 'delivered' by the park so there's an extra fee added every month. You're buying second hand utilities so to speak. I've talked to the power, water and gas companies, they're all willing to replace the meters, etc. except corporate (Treehouse) won't give up those fees.You'll have to accept that your meters, from the 1950's and nowhere near accurate, are being read by someone who probably learned how to read them on You Tube! Right now, today (9/4/2025) there are 2 dozen homes for sale here and they can't give them away. Corporate brought in new mobile homes and tried selling them for $239,000 a couple years ago, they're still for sale now @ $99,000. And that's twice as much as they're worth since you have to live here, if they were anywhere else they'd already have sold @ full price!
There's lots of nice parks in the valley, with golf, that charge the same rent. The rent is not the issue, it's what you get for that rent. Nearly everywhere else it's pretty standard to include water, basic cable & trash pick up. NOT HERE...you will drag your trash yourself to the single big dumpster for these 300 homes. You will also have utility bills that will vary greatly, especially when you're gone for the summer and not home to verify. So, if you do buy here plan to go over every single monthly bill with a microscope.
Furthermore, the wind here is almost unbearable at times and that wind blows palm fronds, trash, you name it into your yard and maintenance will not pick up anything, even if you pile up the palm fronds in front of your home (no palm trees on my lot, so they aren't my fronds!) However, that's likely not their idea, the maintenance staff here are great! They work hard and do their best. It's not their fault the owners/management don't care about their tenants or the property. This place is nothing but a cash cow to them, and you can guess who the cows are supplying the cash.
On the plus side, there's talk of a class action lawsuit over the conditions. I expect that idea to grow rapidly with this latest rent increase. They're (Treehouse) already being sued by individual owners, but it seems like everyone should join in to actually make anything better.
In reality, it's a terrible place to buy, so save yourself the hassle and go look somewhere else. Really. You'll likely end up losing money when you TRY to sell (although since it take years to sell something, walking away may be a better choice.) And again(!) drive around the park BEFORE YOU BUY. That nearly un-driveable entry road - Yerxa - is owned by the park. They are not interested in repairing it, I've had to pay to fix my car twice due to damage from road. Today I have to replace a tire because of a pothole I could not avoid, just imagine how happy I was to see the latest rent increase. Hence this review.
So, if you are you're looking at a golf course home for sale here in Hidden Springs, THINK TWICE and then DO NOT BUY HERE! Don't believe me? When you drive in, just ask any current resident you see if they'd buy here again. There's good reasons why you can buy a golf course home with spectacular views for well under $100,000. Think about that.
PS They say you have to be approved first to buy here, that goes both ways, you have to approve them too. Demand a tour of the 'facilities', check out the gym equipment up close before you buy anything. There's also talk that our water is not from the source they claim. Further investigation is needed on that...
